What is the background of Joshua Scott, King-Scott Residential Designs?
Construction and academic. Joshua Scott has performed his own general contracting work, built light commercial and family residential properties. In 2005, he began computer aided drafting work for his father-in-law, award winning designer Phil King. That position developed into unassisted design and consulting work responsibilities. Joshua Scott supplemented his work experience with technical design courses and formal education in AutoCAD as well as other design software.
What is the process from start to finish?
We will first meet with you. It is very important that we get to know you, your likes and dislikes, your "must haves," and your ideas. With your ok we will develop a basic layout and elevations for your review. You get to review those "preliminary plans," and we'll make necessary changes. You will also be provided with renderings showing the relevant parts of the home. Once you like what you see and say, "Go quarter inch," That's our que to develop the full construction documents.
How long does the process take?
In large part, that's up to you. Depending on the size of the project, we can generally have a set of "preliminary plans" returned to you within a week or two of our initial meeting. You then determine how long you would like to study those plans, whether it is one day or a month. When you are ready for the full construction plans to be developed, turn around time is as little as two weeks. In all, this means you can have a set of construction plans in your hand in as little as three weeks. Have a rush job? - we can talk about that too.
What is included in the finished prints?
Floorplan for each floor, foundation/basement plan, floor framing and roof framing plans, elevations for all four sides, required cross sections, door and window schedules, suggested HVAC and electrical plans.
Is an engineer's stamp required on my construction plans?
That depends. It varies from locale to locale. That does not change how we design. Our construction prints are always designed to ensure that they could meet any engineering requirements, whether they are required to by local codes or not. What does that mean to you? Just this, if your locale requires an engineer's stamp, the plans have to be submitted to them prior to delivery to you. That generally involves a charge, unrelated to our design fee, that is your responsibility. It may add some time to the process as the engineer's schedule is beyond our control. If it's not required, you still get a well designed plan without the added wait time.
